Our Self-Build House Planning Application Service

Once you have a building plot and a self-build house design…

….. it is time seek planning permission as the next step of turning your dream home into a reality.

Regardless of whether our qualified architects have designed your self-build home with you, or you already have designs ready to go, the next hurdle to overcome is to seek permission to build by submitting a planning application to your Local Authority.

Cherish Homes can also help prepare a pre-planning enquiry to some local authorities that accept them (also known as a pre-application or pre-planning advice) is a process where you can obtain guidance from the local planning authority before submitting a formal planning application. This step provides initial feedback on your proposed build, helping to identify any potential issues or requirements and increasing the likelihood of you obtaining approval.

If your local authority permits such an application, this is a valuable step to understand the local planning policies and requirements, potentially saving time and resources in the development process. Cherish Homes will be happy to discuss this process with you.

The complexities of a full self-build house planning application

A house building planning application in the UK can be extremely complex mostly due to the detailed information and specific documents required.

It involves understanding local planning policies, submitting precise architectural plans, and potentially addressing additional considerations like environmental impact, community feedback, and infrastructure concerns. While the process is manageable, especially with professional guidance, it requires thorough preparation and attention to detail to navigate the process to a successful conclusion.

Cherish Homes are experts in this field and our self-build house planning application service will help you every step of the way.

Depending upon the Local Authority, you may also need to submit:

  • 3D Visuals

  • Design and access statement

  • An ecological survey

  • Other relevant assessments

These documents help the local authority assess the proposal's impact on the surrounding area and compliance with their individual planning policies.

What do we do next?

Once we have submitted the planning application, the Local Authority will determine a planning decision date which we will provide to you with their acknowledgement letter. In total the planning application process should take 10-12 weeks to determine an application and we liaise with the planning officer on a weekly basis to check on the progress and feed any information back to you.

To help reduce any untoward delays & to save you money, as part of our planning application process we would try to mitigate the need for any planning conditions that the council may want attached. However, if any objections are raised we will look to address these by revising the original house designs if that is what is required.

Once the planning permission has been granted, the next stage is for us to complete a Building Control application on your behalf.

This is a process that ensures that the proposed building work complies with building regulations and focuses on safety, health, energy efficiency, and accessibility standards. This application is separate from a planning permission and is mandatory for self-build projects. The inspectors will review the plans, inspect the work at various stages, and issue a completion certificate when the work complies with the regulations.

If you are looking for an architect planning application service to get planning permission for a custom self-build house for Cheshire (East or West), Manchester, Lancashire, Staffordshire, Derbyshire, Wales, Merseyside, Cumbria and the whole North West or wider UK, then Cherish Homes are here to help.
