When going it alone on your self-build project, an extremely common problem is that of going over budget. Wouldn't it be nice to know exactly how much it will cost to get your self-build house built and fitted out to your required specification before hand?

A fully managed turnkey solution from Cherish Homes will ensure that you are totally protected from spiraling material and over-run labour costs by providing you with a detailed, legally binding quotation, valid for 12 months that fixes the price of the house construction, and its interior fit out, giving you complete peace of mind even before you have even applied for planning permission.

There would obviously be an additional charge should you subsequently decide to upgrade from the standard materials and specifications and take advantage of the 300,000+ options available to you but this can just be added to the contract stage payments at a later date.

How does a self-build managed package from Cherish Homes work?

In summary, these are the 4 main steps we would guide you through and, where applicable, manage on your behalf:

Step 1 - House Design Layout

  • Work with our in-house architects to design the size, shape and layouts of your perfect home

  • Secure fixed price cost to build (subject to material finish specification)

  • Sign off final house layout plan with the Architect

  • Enter Build Contract

  • 5% of the build contract value payable as deposit subject to planning. (NB Should planning be refused then this deposit is refundable)

  • Finalise and provide kitchen layout plan

Estimated Time: Circa 4 weeks

Step 2 - Planning & Building Regulations

  • Submission of house design for final Local Authority Planning Approval

  • Receipt of Planning Permission approval

  • Approved house design submitted for Local Authority Building Regulations Sign Off

  • Receipt of Building Regulation (Certificate) Sign off

Parallel Actions

  • Sign off Bathroom Layout Plans

  • Sign off Electrical & Ventilation drawings

  • Choose & Order internal finish materials for final approved house designs

Estimated Time: Circa 20-24 weeks

Step 3 - Foundation Installation

  • Start work on site preparation, ground works and site services

  • Stage payments during completion phase

  • Complete foundation installation

  • Balance of foundation installation payable on completion

Step 4 - House Build and Handover

  • Build Start Date

  • House erected to point of weather tight (60% of balance payable)

  • Completion of internal fit-out (15% of balance payable)

  • Practical Completion & Handover (5% of balance payable)

How do we ensure agreed plans are executed successfully?

Simply put, by having years of experience and professional know-how. We have streamlined and implemented best practice techniques to ensure that we can offer a truly fully managed turnkey solution for our clients.

All of our fully managed turnkey package homes have the main key components of your home built for you in a market leading factory using Modern Methods of Construction (MMC) and utilising timber frame Closed Panel Construction (CPC). The house is delivered to site in sealed panels and erected to a water tight and wind tight stage in about 3 days after delivery.

By building in this manner, you are getting a modern home with energy efficiency built in as all of our turnkey houses are highly sustainable, timber-frame, low energy and very eco-friendly with triple glazing, air source heat pumps and underfloor heating all provided as standard.

Each of our homes achieves a high ‘B’ Energy Rating as part of the standard build and this can easily be increased to an A Rating with one or two optional extras such as solar panels added at the design and then build stage. The running costs for a Cherish Homes Dan-Wood house are therefore considerably lower than a traditionally built home and all of our houses additionally come with a 10 year building warranty.

Depending on the size of your self-build, we would be looking to hand over the keys to your fully finished eco-friendly home between 6 - 16 weeks after building commences.
